How the price is worked out

Each material has a rate per square foot of wall for each package. In the sample, 2,100 sq ft of vinyl is $5.50 or $7.50 per sq ft ($11,550 or $15,750). Removing the old vinyl is $1 per sq ft ($2,100) and house wrap is $0.75 per sq ft ($1,575). A two-story home adds 10% of everything on the walls for staging and lifts ($1,522.50 or $1,942.50). Totals are rounded to the nearest $100. That gives $16,700 and $21,400 before tax.

Removing wood siding is $1.50 per sq ft. Insulation board with house wrap is $2.25 per sq ft, or fanfold foam is $0.60 when siding over the old layer, and new trim ($1.25) and soffit and fascia ($1.75) are priced per sq ft of wall. Over stucco or brick, the siding is priced and the wall prep is noted for a visit. Stiff, flat shingles that may contain asbestos go to an assessment. If the customer doesn't know the wall area, the estimate assumes 1,800 sq ft and says so.

What you can change

  • Materials and every rate per square foot, for each package.
  • Removal by siding type, what goes underneath, and trim and soffit prices.
  • The upper-story percentages and the area assumed when it isn't known.
  • Your minimum job price and rounding.

What still needs your visit

Repairs to the wall under the old siding, the exact area and asbestos testing where it's needed. The estimate shows its assumptions and says the price is preliminary.
