- Assessment rule: Water damageWater-damaged drywall is priced after a visit. The leak has to be fixed first, and we check behind it for wet insulation and mold before closing it up.
- Assessment rule: Popcorn ceilingPopcorn ceilings from before the mid-1980s can contain asbestos. We test a sample before patching; any extra work is priced after a visit.
How the price is worked out
Each repair has a price by size. In the sample, two patches up to 2 feet across are $275 each ($550), and painting the patched areas to match is $120 per repair ($240), for $790 before tax.
Small repairs like nail holes are $150, a section up to a full 4 × 8 sheet $550, and a whole wall or ceiling $1,400. Repainting each whole wall or ceiling is $350 per repair. Ceiling work adds 25% of the repairs, and matching an orange peel, knockdown or popcorn texture adds 30%. Popcorn ceilings are priced with asbestos testing noted for a visit, and water damage goes to an assessment so the leak is fixed and the wall checked first. If the customer isn't sure about the texture, the estimate shows a range.
