How the price is worked out
Lawn length × width gives the area in square feet (metres are converted exactly). In the sample, a 40 × 25 ft lawn is 1,000 sq ft of sod at $2.25 per sq ft, with soil preparation included, and removing the old grass and weeds adds $0.90 per sq ft. Garden beds with fabric and mulch are $9 per sq ft, so 120 sq ft is $1,080. Edging is $6 per foot, so 40 ft is $240. Delivery, setup and cleanup is $350, for $4,820 before tax.
Uneven ground adds grading and topsoil per square foot. Tight access adds 15% of the lawn and bed work only, not of delivery. If the customer isn't sure how level the ground is, the estimate shows a range. If they don't know the bed area, it's priced as 100 sq ft and says so. Irrigation goes to an assessment, and small jobs never show less than your minimum ($1,500 in the sample).
What you can change
- Sod, removal, grading, bed and edging rates.
- What the sod rate includes, and the assumed bed area for “I don't know”.
- The access percentage and which jobs need a visit.
- Your minimum job price and rounding.
What still needs your visit
Soil quality, drainage, buried services and anything a homeowner can't measure. Plants aren't priced in the template. The estimate shows its assumptions and says the price is preliminary.
