How the price is worked out

Each room size has a price for each package. In the sample, a standard bathroom is $12,000 (Refresh), $22,000 (Full renovation) or $32,000 (Premium). Converting the tub to a walk-in shower adds $4,500. A heated floor adds $1,800, except in Premium, where it's included. A new single vanity adds $1,400 to Refresh, while Full renovation and Premium include it. That gives $19,700, $28,300 and $36,500 before tax.

Homes built before 1960 add a 10% allowance for surprises, calculated on the renovation price only, and the customer sees it. If they don't know the age of the home, the estimate shows a range. Moving the toilet, shower, tub or sink goes to an assessment. Prices round to the nearest $100, and no estimate shows less than your minimum ($6,000 in the sample).

What you can change

  • Room sizes, packages and every package price.
  • Upgrade prices and what each package includes.
  • The older-home allowance and which jobs need a visit.
  • Your minimum job price and rounding.

What still needs your visit

What's behind the walls and under the floor, ventilation, permits and the finishes the homeowner chooses. The estimate shows its assumptions and says the price is preliminary.
