  • Assessment rule: Basement floods or leaksWater coming in has to be fixed before a basement can be finished. We'll find the cause on a visit and price the waterproofing and the finishing together.
  • Assessment rule: Low ceilingBasements under about 7 feet usually can't be finished as living space without lowering the floor or rerouting ducts. We'll look at the options on a visit.
  • Assessment rule: Damp spotsWe'll find the cause of the dampness on a visit. Any waterproofing needed before finishing is priced then.
  • Assessment rule: New drains for a full bathCutting the concrete floor to add drains for a full bathroom is priced after a visit.

How the price is worked out

Each finish level has a rate per square foot: $28, $40 or $60 in the sample, so 800 sq ft is $22,400, $32,000 or $48,000. A drywall ceiling is $4 per sq ft ($3,200). A half bath with drains already in the floor is $8,000, $10,000 or $14,000, one bedroom's walls, door and closet are $2,000, $2,500 or $3,500, and the permit and inspections are $900. So the exact figures are $36,500, $48,600 and $69,600. A finished basement depends on what's behind the walls and the final design, so the template shows each as a ±10% planning range, rounded outward to the nearest $500. That gives $32,500, $43,500 and $62,500 before tax at the low end, up to $40,500, $53,500 and $77,000.

A full bath is $14,000, $18,000 or $25,000, and a half bath without drains in the floor adds an upflush toilet ($2,500). New egress windows and wells are $4,500 per bedroom. A drop ceiling is $5 per sq ft and an open, painted ceiling $2.50. Damp spots, and a full bath without drains, are priced after a visit while the rest is still priced; flooding and ceilings under 7 feet go to an assessment. Customers who don't know the area can work it out from the basement's length and width.
